Property Condition Reports (PCR)

Property Condition Report is a detailed document outlining the condition of your rental property prior to the tenancy commencing. It is a requirement for this report in every tenancy in Western Australia. Our descriptions are accurately detailed according to the condition at the time of inspection.

For all landlords, property managers and tenants a detailed and accurate Property Condition Report is crucial to the commencement and finalization of a tenancy. It saves time at the end of each tenancy and ensures the property is kept to, as close to the condition as it was in, upon entry.  

Our PCR’s are delivered within 48 hours of inspection with date stamped photographs in Word and PDF format with a separate link to your photos or are available and ready in the agent’s preferred software.

Inventory Reports available with PCR’S

 

Inventory Reports provide the details of the contents included in a rental property. We will provide you with a detailed report of the condition and item, with separate photography of only inventory items in each room, along with your Property Condition Report. All loose items are individually counted i.e kitchenware, linen etc.

 

Routine Inspection Reports

Routine Inspections are conducted during a tenants occupation of the property, as a means of ensuring the property is being maintained to an acceptable standard. They are also required to identify any maintenance that may be required during the tenancy that the tenant may fail to report. The first Routine Inspection is carried out six weeks after the commencement of tenancy, and additional inspections occur every three or six monthly thereafter depending on the agreement with the landlord and tenant.

We will schedule all inspection dates for you and will accommodate the tenant’s requests to change. If we notice urgent maintenance or repairs, you are contacted while we are on site.

Our reports are tailored to your requirements as requested and are provided in your preferred format through one of the many various inspection softwares or through our custom inspection templates with your branding.

Our reports are delivered within 36 hours of inspection with separately noted maintenance items and dated photographs or are available and ready in the agent’s preferred software.  

 

Final Bond Inspection Reports

Final Bond Inspection Reports are conducted once your tenant has vacated the property and returned keys. When this inspection is carried out, the property is compared against the Ingoing Property Condition Report. We will provide you with a detailed report of any cleaning and damage required to be rectified in this area/room. We compare the properties current condition to that of the Ingoing Property Condition Report that was supplied to your tenant on commencement of tenancy. As we are completing the Final Bond Inspection on your behalf with no opinion/knowledge of the tenancy, this can provide your tenant with the peace of mind that the report is based on the current condition of the property at the time of inspection and not the property manager’s and/or owner’s opinion of them and this can help with Bond negotiations.

Our reports are delivered within 36 hours of inspection once compared to the Ingoing Property Condition Report and a Maintenance/Cleaning list is provided to the owner/agent to send on to your tenant.
