Welcome to PM Advantage Reports. By engaging our services, accessing our systems, or using our reports, you agree to comply with the following Terms and Conditions. These terms apply to all clients, contractors, and users of our platforms, including Enable, Xero, Inspection Express, and any associated PM Advantage tools.

2. Our Services

PM Advantage Reports provides professional property management support services, including but not limited to:

  • Property Condition Reports (PCRs)

  • Routine Inspections

  • Final Bond Inspections

  • VA (Virtual Assistant) support services

  • Training and systems development for property managers

We reserve the right to update or modify our service offerings at any time.

3. Client Responsibilities

Clients engaging PM Advantage Reports agree to:

  • Provide accurate property details, access, and instructions.

  • Use our reports for their intended professional purpose only.

  • Not alter, copy, or redistribute reports without written consent.

  • Ensure timely payment for all completed services as per invoice terms.

4. Contractor Responsibilities

Contractors and inspectors working under PM Advantage Reports must:

  • Adhere to all company policies, safety standards, and procedures.

  • Use approved systems only (Enable, Xero, Inspection Express).

  • Complete daily shift tasks and timesheets.

  • Maintain professionalism, confidentiality, and compliance with privacy laws.

  • Submit accurate and complete inspection notes and photos.

5. Intellectual Property

All templates, reports, photos, systems, and materials created under PM Advantage Reports remain the exclusive property of PM Advantage Reports.
No contractor, client, or third party may reproduce, distribute, or modify any materials without written permission.

6. Confidentiality and Data Protection

We take privacy seriously. All personal information collected is managed in accordance with the Privacy Act 1988 (Cth) and our PM Advantage Privacy Policy available on our website.
Contractors and clients must not share or disclose sensitive information, tenant details, or inspection photos outside authorised platforms.

7. Payment Terms

Invoices are issued via Xero and are payable within 14 days of the invoice date unless otherwise agreed. Late payments may incur administration fees or suspension of service.

8. Limitation of Liability

PM Advantage Reports exercises all reasonable care in preparing inspection reports. However, we are not liable for:

  • Errors or omissions beyond our control.

  • Damage or loss arising from reliance on a report outside its intended use.

  • Third-party actions, system failures, or delays caused by external factors.

Liability is limited to the cost of the service provided.

9. Termination

Either party may terminate the service agreement with written notice. PM Advantage Reports reserves the right to immediately terminate access or engagement for breaches of company policy, confidentiality, or professional conduct.

10. Dispute Resolution

In the event of a disagreement, both parties agree to attempt informal resolution before pursuing legal action. If unresolved, disputes will be governed by the laws of Western Australia.

11. Updates to These Terms

PM Advantage Reports may revise these Terms & Conditions from time to time. Updates will be published on our website and/or distributed internally through the Enable app. Continued use of our services indicates acceptance of any updated terms.
